Industrial Cleaning Best Practice

Safe, effective industrial cleaning: choosing the right chemicals, protecting surfaces and staying compliant in UAE facilities. From XB Brothers General Trading LLC.

In a workshop or industrial facility, cleaning isn’t just housekeeping — it’s maintenance. Clean equipment runs better, lasts longer and is safer to work on. But the wrong chemical, or the right chemical used the wrong way, can damage surfaces, create hazards or simply waste money. Here’s how to clean effectively and safely in UAE conditions.

Match the chemical to the job

Industrial cleaning isn’t one product — it’s a small toolkit:

  • Degreasers for oil, grease and grime on engines, parts and floors.
  • Rust removers and inhibitors for corroded metal and for protecting bare metal afterwards.
  • Surface and parts cleaners for precision components and electrical contacts.
  • Heavy-duty cleaners for industrial floors, machinery and workshop surfaces.

Using a heavy solvent where a mild aqueous cleaner would do wastes money and adds risk; using a mild cleaner on heavy grease wastes time. Identify the soil type (oil, carbon, scale, rust) and the surface before choosing.

Solvent vs water-based degreasers

  • Solvent degreasers cut heavy grease fast and are effective on stubborn industrial soiling, but require good ventilation, careful handling and correct storage.
  • Water-based (aqueous) degreasers are safer to handle, lower-odour and more environmentally friendly, and modern formulations clean very effectively for most tasks.

For many workshops, a water-based degreaser handles day-to-day work, with a solvent product reserved for the toughest jobs.

Protect surfaces — especially in UAE humidity

Cleaning strips away protective films, leaving bare metal exposed. In humid coastal UAE conditions, parts can flash-rust within hours. Build protection into the process:

  • Dry parts thoroughly after cleaning.
  • Apply a corrosion inhibitor or protective film promptly, particularly before storage.
  • Don’t leave cleaned components exposed overnight without protection.

Safety and compliance come first

Industrial chemicals demand disciplined handling:

  • Keep a current Safety Data Sheet (SDS) for every product on site.
  • Provide and require the correct PPE — gloves, eye protection and respiratory protection where specified.
  • Ensure ventilation when using solvents.
  • Store and dispose of chemicals according to the SDS and local regulations.
  • Train staff on safe handling, dilution and what to do in a spill.

Good documentation and training protect your people and keep the facility compliant.

A simple, repeatable routine

  • Standardise the products used for each recurring task.
  • Dilute correctly — over-concentration wastes product and can damage surfaces.
  • Clean, then protect — never leave bare metal unprotected.
  • Keep supply consistent so teams aren’t improvising with whatever’s on the shelf.

Frequently asked questions

What's the difference between a solvent and a water-based degreaser?

Solvent degreasers dissolve heavy oils and grease quickly and are effective on stubborn industrial soiling, but need careful ventilation and handling. Water-based (aqueous) degreasers are safer to handle and better for the environment, and modern formulations clean very effectively for most workshop tasks. Match the product to the soil type and the surface.

How do I stop metal parts rusting after cleaning?

Cleaning removes the protective oil film, so bare metal can flash-rust quickly in humid UAE conditions. Dry parts thoroughly and apply a corrosion inhibitor or protective film promptly after cleaning, especially before storage.

Do industrial cleaning chemicals need an SDS in the UAE?

Yes. Keep a current Safety Data Sheet (SDS) for every chemical on site, train staff on safe handling and the correct PPE, and store and dispose of products according to the SDS and local regulations. Good documentation protects both people and compliance.
